1. Purpose

These Terms and Conditions (hereinafter "Terms") are intended to define the terms and conditions of use of the website kazarev.fr (hereinafter the "Site") as well as the rental conditions of Villa Kazarev located in Terre-de-Haut, Les Saintes, Guadeloupe (hereinafter the "Villa").

2. Acceptance of Terms

Use of the Site and any booking request implies full acceptance of these Terms. If you do not accept these terms, please do not use this Site.

Hosting: The site is hosted in accordance with industry standards.

4. Booking

4.1 Booking Platform

All bookings for Villa Kazarev are made exclusively through the Booking.com platform.

The kazarev.fr website is an informational site presenting the Villa. It does not allow direct booking. To make a reservation, you must:

1. Click on the "Book" button on the Site
2. You will be redirected to our Booking.com page
3. Follow the booking process on Booking.com

4.2 Booking Conditions

Booking, payment and cancellation conditions are those defined by Booking.com and displayed on their platform at the time of booking. By booking via Booking.com, you accept their terms and conditions of use.

5. Stay Conditions

5.1 Check-in and Check-out

• Check-in: From 4:00 PM
• Check-out: Before 10:00 AM
• Different times may be arranged with the owner

5.2 Maximum Occupancy

The Villa can accommodate a maximum of 4 people. Any undeclared additional person may result in cancellation of the booking without refund.

5.3 Use of Villa

The tenant agrees to:

• Use the Villa as a responsible party
• Respect neighbors and maintain reasonable noise levels
• Not smoke inside the Villa
• Not organize parties or events without prior authorization
• Not sublet or transfer the Villa to third parties
• Respect safety rules (pool, electricity, etc.)

5.4 Pets

Pets are generally not accepted, except with prior agreement from the owner.

6. Cancellation Policy

Villa Kazarev applies a non-refundable cancellation policy. By making a reservation on Booking.com, you agree that:

• The total booking amount is non-refundable
• In case of cancellation, you will not be refunded
• In case of no-show, the full amount remains due
• No partial refund is granted, regardless of circumstances

6.2 Cancellation Insurance Strongly Recommended

Given the non-refundable cancellation policy, we very strongly recommend purchasing cancellation insurance at the time of booking. This insurance will protect you in case of:

• Illness or accident
• Transportation problems (strikes, flight cancellation)
• Exceptional circumstances or force majeure
• Other unforeseen events covered by your insurance contract

Important: The cancellation policy is clearly displayed on Booking.com at the time of booking. By confirming your reservation, you acknowledge having read and accept these conditions.

7. Responsibilities

7.1 Tenant's Responsibility

The tenant is responsible for:

• All damage caused to the Villa, furniture or equipment
• Safety of persons and property during the stay
• Compliance with safety rules (especially concerning the pool)

7.2 Owner's Responsibility

The owner commits to providing a clean Villa in good working condition. They cannot be held responsible for:

• Public utility failures (water, electricity, internet)
• Weather conditions
• Theft or loss of personal belongings
• Accidents occurring in or around the Villa

8. Insurance

The tenant must have vacation liability insurance covering damage they may cause to the Villa and third parties. A certificate may be requested.

9. Inventory

An inventory will be conducted upon arrival and departure. Any damage found will be deducted from the security deposit. If damages exceed the deposit amount, the tenant must pay the difference.

10. Personal Data

The processing of your personal data is governed by our Privacy Policy.

11. Intellectual Property

All content on the Site (text, images, logos, videos) is the exclusive property of Villa Kazarev or is subject to authorization for use. Any reproduction, distribution or use without authorization is prohibited.

12. Modification of Terms

We reserve the right to modify these Terms at any time. The applicable Terms are those in effect at the date of booking.

13. Applicable Law and Disputes

These Terms are governed by French law. In case of dispute, the parties will endeavor to find an amicable solution. Failing that, the competent courts of Pointe-à-Pitre (Guadeloupe) shall have sole jurisdiction.
